As a RIBA Chartered Practice, our process follows the RIBA Plan of Work, covering all key stages of a project.
01. Concept Design and Planning Applications
Every project begins with a clear brief. We work closely with clients to help formulate and interrogate the brief, understanding ambitions and aspirations while considering the site context and planning policy requirements.
We develop concept design solutions that explore key factors such as capacity studies, massing and orientation, how spaces relate to each other and flow, and site layout and overall design principles.
These idea are presented and refined through sketches, 3D models, and other visual tools.
Through collaboration with clients and consultants, we arrive at a final concept ready for submission. We then prepare the drawings, reports, and supporting information required for planning approval from the local authority.
02. Technical Design and Building Control
We take the design lead during the technical design stage, refining the project and ensuring it will perform safely, comfortably, and efficiently for its intended use.
We coordinate the overall design with the technical information provided by other consultants, covering structure, building fabric, and services. We prepare the necessary drawings, specifications, and schedules to secure Building Regulations approval, often acting as Principal Designer.
Our comprehensive information includes detailed drawings, schedules, and specifications to support the tender process. By providing clear and coordinated documentation, we help contractors understand the design fully, reduce ambiguity, and ensure construction runs smoothly and efficiently on site.

03. Construction
During the construction stage, we continue to guide the project, ensuring the design is delivered as intended.
We work as part of the wider project team, coordinating with contractors and consultants to monitor progress and resolve any issues that arise on site. Regular site visits allow us to check that construction aligns with the technical design, quality standards, and the original design intent.
Where required, we can act as contract administrator, reviewing tender returns, managing instructions, variations to the design, and other aspects of the construction contract, helping the project run efficiently and successfully.
